ZONING BOARD OF APPEALS
MONDAY, JANUARY 25, 2010

Members Present: Mr. Darrow, Mr. Tamburrino, Mr. Bartolotta and Mr. Westlake

Member Absent: Ms. Marteney, Mr. Baroody, and Ms. Calarco,

Staff Present: Mr. Fusco, Mr. Selvek and Mr. Rossi

APPLICATIONS APPROVED: 35 Columbus Street

Mr. Westlake: Good evening, ladies and gentlemen, this is the Zoning Board of Appeals.  Tonight we have the following item: 35 Columbus Street

If there are no errors, omissions or additions to last month’s minutes of the meeting, the minutes will stand as written.  All in favor.

Mr. Darrow: I have a question; I missed the last month’s meeting, is that why I didn’t get an email.

Ms. Westlake: No, Alicia should be sending them to you, I will check with her.

35 Columbus Street.  C zoning district.  Area variance for future expansion/addition to the rear.  Applicant:  Indelicato Meats

Mr. Westlake: 35 Columbus Street.  Please come to the podium, speak into the microphone, state your name and tell us what you would like to do.

Mr. Palmieri: Good evening, my name is Mike Palmieri; I am the architect for the project for 35 Columbus Street, Indelicato Meats.  My client would like to put an addition on the back of the building.  This initially started out as putting new coolers, right now the coolers are inside the building and they are coming up to where they have to be replaced so they are thinking of putting on the outside of the building to open up possibilities inside.  So we are kind of saying this is going to be an addition not just the coolers, it may just be coolers because of cost, haven’t determined that, but we are going to say an addition for the sake of the board here if it will be less than that I don’t think the board would oppose.  The addition will be 16 x 34’ 6”, the property line is about 3 (three) feet in the back is what would be the closet point for the rear of the building.  It will be single story, basically attached to the back of the building, basically a shed roof nothing too elaborate just coverage for the coolers.

Right now the area is being used for merely storage, extra storage for the store, not going to be any parking.  The property line is shown on the map, drive around the building kind of mutual between the owners, they kind of share the space.  No restrictions at this point down the road we really don’t know but we are asking for a variance on the rear set back.

Mr. Westlake: Any questions from the board?

Mr. Bartolotta: The additional space in the interior that will be freed up, what is that going to be utilized for?

Mr. Palmieri: On the south side of the building which is the side where there is parking, it is all coolers and what they are looking to do once that comes out of there, they are talking down the road of possibly opening it up maybe extending the cooler space, extend the deli possibly some other ideas of retail space but it allows for better workspace for the operation of a meat market.

Mr. Tamburrino: Looking at the map that is the new area so right now the coolers exist right now they are outside in the same area?

Mr. Palmieri: The south side of the building where the coolers will be, there actually are coolers on the west side and south side.

Mr. Tamburrino: They will be gone?

Mr. Palmieri: They will be coming out.  They are ready to go and make a decision whether to take advantage now and move outside and open up the interior for expansion.

Mr. Westlake: Thank you.  I have to ask this question.  Is there anyone here wishing to speak for or against this application?  Seeing none, we will discuss amongst the board and we will give you a decision.

Mr. Palmieri: Ok, thank you.

Mr. Westlake: Do I hear a motion?

Mr. Darrow: I would like to make a motion that we grant Lee Indelicato of Indelicato’s Meat Market, 35 Columbus Street, a west side rear yard area variance of 10’ 3” and a north side, side yard variance of 17’ as submitted in drawings and plot plan.

Mr. Tamburrino: I’ll second that motion.

Mr. Westlake: Your project has been approved, good luck with your project.
